Our client is a prominent investment and management firm of high performing commercial real estate assets in key US markets. The company is looking for a strategic, driven professional to oversee the property management and operations function for the Southeast Division which totals 2 million square feet. For the past 10 years, the company has focused on value creation at all its properties. The executive management team is strategic, innovative and entrepreneurial. The total portfolio is currently over 10 million square feet and will continue to grow through strategic acquisitions.
The Senior Director will be accountable for the management and oversight of a portion of the company owned and management portfolio. At this point the portfolio consists of 8 commercial office buildings totaling approximately 2 million square feet. Given the location of the properties the preference is that this person is located in the Southeast Region of Florida.
Position:
This individual will be responsible for managing the property management team and the overall management and operations for the assigned portfolio to maximize performance, profitable growth and optimize utilization of resources. This person will also be responsible for the implementation of all company and department plans, objectives and improvement of policies / procedures within the assigned portfolio.
Responsibilities include:
- Work closely with the leadership team to establish proper performance plans and measures as well as provide reviews and reporting for their buildings.
- Review monthly property management reports to include, but not limited to the rent roll, vacancy, building operations variance, and monthly receivable reports, income and expense reports with variances noted.
- Forecast the capital needs of assets in order to determine future investment requirements. Upon approval from leadership, implement a capital improvement program to ensure that the assets maintain the superior image in the marketplace.
- Lead, develop and implement property management staff planning and management development programs
- Develop strong relationships with tenants and staff; meet to obtain their comments and recommendations to ensure that operations and quality standards are maintained.
- Investigate and recommend cost-saving systems and materials to keep operational expenses to a minimum.
- Travel to each building to ensure each asset is being maintained to the expectations and standards
Candidate:
- Minimum 10 years of commercial office property management experience, 3+ years in a supervisory role.
- CPM or RPA designation preferred.
- Strong financial and operational background with solid experience creating and managing a budget and producing monthly, quarterly and yearly property management reports and business plans.
- Experienced leader, able to maximize the strength of the property management team.
- Must be able to facilitate strong working relationships with tenants and clients
